I have a sink in a small bathroom which frequently gives off an odor. The bathroom contains only a toilet and sink (no shower). I installed the sink myself, and installed what I believe is a correct P-trap, and which passed inspection as part of the larger bathroom renovation.
Every month or so, a noticeable odor starts being emitted from the sink. The odor only occurs when the water is running and the sink is not stoppered. I have checked the water itself, and it's clear the smell is not from the water or from the faucet (no smell if sink is stoppered). I snaked the vent from the roof and found no obstructions. This lead me to believe the smell was from either the drain or the overflow drain.
I removed the P-trap and found a visible amount of mold. Not only was the entirety of the inside of the P-trap covered with a thin layer of gunk, but there were small spots of obvious mold colony. I scrubbed the entire piping system from the sink drain to the rough-in plumbing, and also soaked and scrubbed the smooth PVC P-trap in bleach for a day. This temporarily cleared the smell. But it returns every month or so, because the mold keeps growing back.
1. Is my P-trap correct?
2. Is my P-trap too high? I read something about if there is too much water in it, it won't always fully clear.
3. Is PVC piping more prone to mold/fungus than alternative metal drain piping?
4. Or am I just not scrubbing hard enough?
