We have a house in Colorado that was built in 1993. It is a two story house that has a walkout basement in the front of the house with a garage. Just about the garage is a small deck that extends out from the 2nd floor approximately 5 feet. When they built the house, the builder extended the interior floor joists out from the house and used them as the support joists for this small deck. The problem is that they neglected to use pressure treated lumber for these joists so now every single one of them has varying degrees of rot. Some are decent and some are severely rotted.
I need to address this in the near future. If I had to replace the existing joists, I will have to cut out the ceiling in my garage and cut out each joist one-by -one and cut every single nail from the subfloor from the 2nd floor down into the joist. Obviously, very time-consuming. There is a support beam in the center of the garage that support the joists. Instead of replacing the entire joist, would it be prudent to cut the existing joist at the exterior wall of the house, then slide another identical joist in beside it inside the house. I would then drill some holes and bolt the two joists together in several places thereby "sistering" the two joists together. This would be much easier and much less expensive.
Suggestions? Sorry if my descriptions or vocabulary isn't technical enough. I'm a nurse, not a professional contractor. By the way, I would be doing the job myself regardless. I can try to post some pictures in later if desired.
