Dead heat pump, what else do I need?

what I thought was a bad capacitor turned out to be an oil leaking, Freon empty system according to my HVAC guy. outside heat pump (13 yr old) is 4 ton, says its too big for 2100 sq ft two story space, recommends 3 ton. Going to sell this place in 2 months, don't want to spend more than I have to. They want to put new air handler and aux elect in. Can I just replace heat pump and not air handler? That I can do myself if tech does refrigerant. Thanks.

ejector pump smell

We have a sewage ejector pump (sump) in the basement that pumps to a septic tank outside.

The lid of the bucket that holds the pump is old and they don't make the model anymore.

Rubber gasket missing.

We replaced the pump as it was 30 years old and resealed underneath with silicone.

It was still smelling so I put a shop VAC on reverse on the venting pipe and added soapy water to see for any leaks.

I resealed the leaks and repeated.

I cannot see any further bubbles/leaks but a smell is still escaping.

Any ideas how I can seal this off now?

Would an acrylic box do it?

Would a fan in the vent pipe work?

Snapper Grass Trimmer

What are your thoughts and recommendations on Snapper straight shaft grass trimmers?

Painting above an attached patio cover.

Soon to be painting second story. Previous owners installed the alumawood Newport non-insulated patio. The pans (roof) are really thin and interlock. Typically used for shade. We need to get on the roof to paint. For all I know the ledger is mounted to the wall by wood screws. Ruled out cherry picker because we cannot get it into the backyard. Don't want to take apart each individual pan one by one. Don't trust a 3/4 thick plywood unless it is supported by a heavy duty jack stand (tripod jack stand) to sandwich the pans with planks. Any other ideas?

Ceiling Cove Moldings

Last year around January I installed ceiling cove moldings in all the rooms in my house and the results were very good. However this winter I noticed a gap between most of the joints (approx. 1/8”). I guess it must be because of shrinking but I wonder why. For the installation of all moldings I applied caulking at the top / bottom of each piece (to seal the edges) and then used an air gun with 1-1/4” nails to secure the top / bottom edges to the walls / ceiling.

What is the best way to fill in the gaps? Caulking or something else?

Ceiling light fixture, broken connections

Hi, first post here.

My wife and in-laws recently painted the kitchen ceiling, and while painting left this light fixture hanging by the wires. Obviously at least one connection got broken, but they didn't notice which, and there are 3 bare wires. I can't tell how to reconnect it.

Here are pictures:

There are two white wires and one black wire disconnected. Since it's a little hard to see, I drew some arrows on the picture.

Any idea what I need to reconnect to get the light working again?

Thanks a lot in advance for any help.

Edit: I'm in Kitchener, Ontario (Canada)

Water tank question

Can someone identify what these tanks might be. I assume they are for water softening. I don't have much more information. Can't upload photos I guess they're too big. Anyway there are 2 tanks, rather large with WellMate on the name plate. Each seem to have 120 gal capacity

ETA: I just Googled these tanks. Seems to be a water storage tank. There is also a pressure tank not sure of the capacity. I'm thinking this might be a sign that water isn't plentiful in the area. Anyone have any insite
